HUD No Cost or Low Cost Senior Housing Now for 55+ Seniors

UPDATE:

HUD Senior Housing Income Limits for 2010 information and explanations. http://www.hud.gov/offices/cpd/affordablehousing/programs/home/limits/income/index.cfm

HUD Senior Housing Income Limits for 2010 by State. http://www.hud.gov/offices/cpd/affordablehousing/programs/home/limits/income/2010/

Under a special HUD Exemption Program where HUD has lowered the age for Senior Subsidized no cost or low cost Housing from age 62 to 55, Veterans and Non-Veterans alike who are homeless or live in slumlord housing with no income or low income who are 55+ can now obtain this kind of Housing. However, the money appropriated for it is LIMITED, so it may not apply at all HUD approved Senior Housing facilities, and may be for a LIMITED TIME ONLY.

This HUD Program is especially good news for individuals who are homeless or who have been living with friends or relatives or in an employment situation where they are receiving free room and board in exchange for services around the house and who either feel uncomfortable by the fact they could be thrown-out on-the street at any moment by the WHIM of those friends, relatives, or employer, or they just no longer want to live there for whatever other reasons they may have. This HUD Program can give these people new independence and a feeling of self-sufficiency.

When you are approved for HUD Senior Subsidized Housing your rent is 30% of your gross income minus your monthly medical costs deductions, and usually at least an additional $50 deduction if the housing you obtain does not include utilities.

Basically, if your total gross income for the month after medical costs deductions is $1,000 your rent will be about $334 per month if utilities are included. If your utilities (gas & electric only) are not included, you will usually get at least a $50 deduction off the 30% rent cost depending on the average costs of those utilities at the housing facility you obtained, so in this case your rent would be reduced to $286 per month.

If you have NO INCOME and your HUD housing includes utilities, your rent is ZERO. If it does not include utilities HUD will send you a check for about $50 per month more or less, depending on the average costs of those utilities at the housing facility you obtained.

In both the rent scenarios above, no income and low income renters can usually still qualify for additional Private Non-Profit and Goverment Programs in their area who assist people in these categories with utility payment assistnce.

Many HUD approved Senior housing apartments also include basic or even deluxe package cable TV, and many more amenities.

You can use the serach engine results set forth below to more details about HUD Senior Subsidized Housing and also where you can find these HUD rentals. You can also contact your local City and County Housing Authorities as to which rental properties have applied or been granted the 55+ HUD Exemption.

Good article, Terry, but this search IP Address is a bit much for most homeless and low income Seniors, don’t you think? :-)

  3. This is just what the Veterans in Los Angeles predicted. We are still fighting to keep our sacred Veterans’ land intact and for Veterans only. A Community of Friends and New Directions are trying to take land to build “Veterans’ Only” housing at an exorbitant price, guaranteeing that it is ONLY for Vets, etc. A disgusting land grabs wherein the taxpayers put up all the money, they house not even 200 Vets, and make millions of dollars, plus the deed to the land.

This expansion of HUD housing is not a good thing for Veterans.
